Revenue GenerationFive Iron Golf
Multiple Revenue Streams
One space. Four ways to earn.
Primary Revenue
Bay Rentals
Hourly bay bookings are the core revenue driver. Guests pay per session — typically $40–$80/hr — with high repeatability and low marginal cost per visit.
Ancillary Revenue
F&B Uplift
Simulator sessions drive 90–120 min average dwell time. Guests eat, drink, and stay longer — meaningfully increasing per-visit spend across your venue.
Recurring Revenue
Leagues & Tournaments
Weekly leagues and seasonal tournaments fill bays during off-peak hours, building a loyal recurring guest base that drives consistent, predictable revenue.
Premium Revenue
Private Events & Buyouts
Corporate events, birthday parties, and private buyouts command premium pricing. Simulator spaces are among the most bookable private event venues in entertainment.

Broader Than You Think
Golf's new audience is everyone.
The simulator format has fundamentally changed who plays golf. Unlike traditional on-course golf, simulator venues attract a wide, diverse audience — making them one of the most inclusive entertainment offerings available.
Women
Simulators are the format women choose first — no dress code, no intimidation, no prior experience required.
Families & First-Timers
Kids and adults play together. No 18-hole commitment. The ideal shared activity for all ages and skill levels.
Avid Golfers
Serious players use simulators year-round for practice and course play. They book more frequently and spend more per visit.
Corporate & Social Groups
Team outings, client entertainment, and social events are a natural fit — a shared activity that works for mixed-skill groups.

Why Simulator Design Studios
Six reasons venue owners choose Simulator Design Studios.
01
Operator-Grade Design
We run 300+ bays daily across 50+ Five Iron locations. Every decision we make reflects what actually works at scale in a real commercial environment — not what looks good in a brochure.
02
Broadest Possible Audience
Women drove 46% of golf's global growth. Simulators attract first-timers, families, and seasoned players alike — making your venue accessible to the broadest possible audience.
03
Platform Agnostic
We recommend the right simulator technology for your specific venue — Trackman, Full Swing, Foresight, or others — without vendor bias or commission. Your space, your choice.
04
Fully Bespoke
No off-the-shelf packages. Every environment is custom-designed to complement your venue's existing aesthetic, available footprint, and brand identity from the ground up.
05
Commercial Buying Power
Equipment pricing and vendor relationships built across 50+ Five Iron locations worldwide — passed directly to your project to meaningfully reduce your total capital investment.
06
Full-Stack Integration
AV, acoustics, lighting, software, and finishes — all coordinated under one project team with a single point of contact from initial design concept through final punch list.

Space PlanningFive Iron Golf
Space Planning
What does a simulator bay actually require?
DimensionMinimumComfortableIdeal (Commercial)
Ceiling Height9 ft10 ft11+ ft
Room Depth15 ft18 ft22+ ft
Room Width10 ft12 ft15+ ft
Per Bay Footprint~264 sq ft330+ sq ft
The Five Iron Standard: All Simulator Design Studios commercial builds target 11+ ft ceilings, 22+ ft depth, and 15+ ft width — the same spec used across our 50+ Five Iron locations.
Multi-bay estimate: 2 bays = 660–700 sq ft hitting area + lounge · 4 bays = 1,300+ sq ft
Acoustics
Impact screens at 150+ mph are loud. We design acoustic treatment — panels, bass traps, and screen-backing material — into every build.
Lighting
Layered ambient, task, and accent lighting with dimmable controls. The projector needs dark; your guests need comfortable.
HVAC
A golfer, a projector, and a PC all generate heat. Dedicated or supplemental HVAC is required — planned before walls go up.
Electrical
2–4 dedicated circuits per bay: PC, projector, launch monitor, and audio/lighting. Planned in design, not retrofitted.
Flooring
Commercial-grade turf in the hitting zone. Premium hardwood, luxury vinyl, or polished concrete in the lounge area.
Technology Access
Access panels for projector maintenance, cable management, and screen replacement clearance — built in from day one.

Performance SupportFive Iron Golf
Performance Support
Most simulator spaces fail. Not because of the hardware.
Across the entertainment industry, a growing number of simulator installations are underperforming — guests stop using them, staff can't troubleshoot them, and operators are left without support. The problem isn't the technology. It's the lack of ongoing maintenance.
Calibration Drift
Simulators require regular recalibration. Without it, shot data becomes unreliable and guests stop trusting — and using — the space.
Software & Firmware Gaps
Outdated software causes crashes, missing courses, and degraded experiences — issues that go unresolved for months without a dedicated support team.
Hardware Wear & Failure
Projectors, impact screens, and tracking systems degrade with use. Proactive monitoring catches failures before they become guest complaints.
No Operator Accountability
Most vendors disappear after installation. Venue managers are left without a point of contact when something goes wrong mid-event.
The Performance Support Program
Proactive monitoring · Regular calibration visits · Rapid-response repair · Software & firmware management · Staff training · Annual performance reviews. Available for Simulator Design Studios-built spaces and existing third-party installations.
